While in most cases you will find a 30-year fixed mortgage, if you have a long-term home and have a substantial cash flow, consider getting a 15-year fixed-rate mortgage to pay off your home loan sooner. Also, if you are refinancing your current mortgage, considering going for a 15-year term.
